Finding the Right Buyer's Agent

You want to find the right home, in the right location, at the right price...
and you want to do it quickly, with the least amount of hassle.

The best way to do this is to work with a professional REALTOR®...
one who listens to you and understands your wants and needs, your time frame and your financial boundaries.

Why work with an agent?
You'll save time.  As your agent I can pinpoint homes that fit your needs and not waste your time on those that don't.

You'll benefit from my experience as a skilled negotiator.
I'll prepare and present your offers and counter-offers, ensuring that you achieve the best possible (lowest) purchase price.

I'll provide you with the right information.
I'll provide you with accurate information on current real estate values, taxes, utility costs, services and amenities.

You'll benefit from my knowledge of the area.
There is no substitute for local area knowledge.  I'll make sure that you have the timely and relevant information you need to make an informed real estate decision.

You can always count on me for great advice.
Because I'm familiar with the entire home-buying process, I can advise you of your legal and financial options,
recommend appraisal, property inspection and even contracting services where required.

Choose an agent who understands your needs

Here are a few questions to ask to help you determine if an agent is right for you:

For whom will you be working?
Ask them to explain Agency relationships to you.

Do you have access to MLS® information?

Will you provide market evidence to support the price?
How will I know how much to offer for a property?  How do I know it's a fair price?

Will you look after completion and possession details?
What is involved?

What are your qualifications?
Do you have a website?  Can you show me any testimonials from past clients.  What ongoing educational courses do you attend to stay current with industry and legislative changes?

Are you a full-time REALTOR® ?
Is this your full-time career and how committed are you to it?

Do you have a proven track record?
How many properties have you sold in the past 6 months? How do you rank among your peers? How many current listings do you have?  How does your performance rank over the past 5 years? Where does your company rank in sales and market share?

Do you employ a strategy?
How will you approach my home search? Will you rely only on MLS listings? Do you have other sources of homes to show me?

How well do you know the market?
How long will the process take?  How quickly do homes sell in today's market?  What are the key factors influencing the market?

Can I contact you at any time?
Do you have support staff?  To whom can I speak if you are unavailable?  Are they qualified to help me?
